85-- 003534: <br />SURVIVORSH ?P WARRANTY DEED <br />LOU J. PETSKA, a /k /a LOUIS PETSKA, a widower, herein called <br />the Grantor, in consideration of love and affection received from <br />Grantees, does grant, bargain, sell, convey and confirm unto LOU <br />JACK PETSKA, JR. and DEE ANN PETSKA, husband and wife, as joint <br />tenants with right of survivorship and not as tenants in common, <br />herein called the Grantees, the following- described real estate <br />in Hall County, Nebraska: <br />Lots Thirty -Five (35), Thirty -Six (36), <br />Thirty -Seven (37), Thirty -Eight (38) and <br />Thirty -Nine (39), Frank Bark's Subdivision <br />Number Three (3), of part of the East Half of <br />the Northeast Quarter (EkNEI) of Section Ten <br />(10), Township Eleven (11) North, Range Nine <br />(9) West of the 6th P.M., Hall County, <br />Nebraska. <br />TO HAVE AND TO HOLD the above - described premises together <br />with all tenements, hereditaments and appurtenances thereto <br />belonging, unto the Grantees and to their assigns, or to the <br />heirs and assigns of the survivor of them forever. <br />Grantor does hereby covenant with the Grantees that Grantor <br />is lawfully seized of said premises; that they are free from <br />encumbrance; that they are conveyed subject to covenants, <br />conditions, restrictions, reservations and easements of record; <br />that Grantor has good right and lawful authority to convey the <br />same; and that Grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event <br />of the death of either of the Grantees, the entire fee simple <br />title to the real estate shall vest in the surviving Grantee. <br />Dated " � „ 4 , 1985. <br />Lou J Pets a <br />STATE OF NEBxRASK;L ) <br />ss: <br />COUNTY OF �I _ ) <br />Before me, a Notary Public for said County, personally came <br />Lou J.
