FOX, husband and wife, each in his and her own right, and as spouse of the other, herein called the Grantors, for and in consideration of the sum of TEN DOLLARS ($10.00) AND OTHER VALTTABLE CONSIDERATION received from Grantee, do grant, bargain, sell, convey and confirm unto MARION L. FOX, herein called the Grantee, the following- described real estate in Hall County, Nebraska: Lot Ten (10) in Block Four (9) in the Replat of Riverside Acres, an Addition to the City of Grand Island, Hall County, Nebraska. TO HAVE AND TO HOLD the premises above - described, with all the tenements, hereditaments together and appurtenances thereunto belonging, unto the said Grantee and to Grantee's heirs and assigns forever. And Grantors hereby covenant with the said Grantee and with Grantee's heirs and assigns, that Grantors are lawfully seized of said premises, that they are free from encumbrance and that Grantors have good right and lawful authority to sell the same; and Grantors hereby covenant to warrant and defend the title to said premises against the lawful claims of all persons whomsoever.
