85- 002775 <br />10. No billboards, sign boards (except suitable signs for sale of the <br />tract), or unsightly objects of any kind shall be maintained on the tract. <br />il. 'khan a sewer line is laid in any street or highway on which the tract <br />abuts, it shall be incumbent and obligatory upon the owner of the tract to <br />establish oaVnection with the sewer system without delay and thereafter to <br />pr`ikv8at"e'*mc9'UExtxhJSe sewer system to the exclusion of all septic tanks and other <br />of handling . <br />12* Cesspools and sewage lagoons shall not be pemitted on the tract. A septic <br />tank and disposal field may be constructed on the tract, provided the septic <br />tank and disposal field are constructed in accordance with the plans and <br />specification approved by the Department of Health of the State of Nebraska. <br />13. All =Ntraction and building upon the tract shall be so performed that <br />it will comply with the requirements of the building codes and ordinances, <br />including building code ordinances, electrical code ordinances, and plumbing <br />code ordinances, of the City of Grand Island, Nebraska. <br />14. If any of these restrictions and covenants running with the land (tract <br />described in the Deed to which these Restrictions and Covenants Running With <br />the Land are attached) are violated and declared void by a court of canpetent <br />jurisdiction, the remaining restrictions and covenants running with the land <br />shall not be affected but shall stay and remain in full force and effect. <br />15. The tract cannot be subdivided into lesser tracts of less than one (1) acre. <br />If this tract is subdivided, the dividing line of the subdivided tract, for <br />the purpose of Paragraph 4 of these Restrictions and Covenants Running With the <br />Land, shall be considered as a tract line or lot line and no building can be <br />constructed closer than twenty (20) feet to the tract line or lot line. <br />16. These Restrictions and Covenants Running With the Land shall be perpetual <br />and shall apply to and be forever binding upon the gram and her heirs, <br />Personal Representative and assigns.
