<br />BRED R. PLUMAER AND IRLINE L. PLUDIRER A /K /A IRLENE L. PLUMMER, huband
<br />and wife, each in their own right and as spouse of the other, herein called
<br />the Grantors, for and in consideration of the cancellation of indebtedness
<br />owing from Grantors to Grantee, do grant, bargain, sell, convey and confirm
<br />unto OMAHA NATIONAL BANK /GRAND ISLAND herein called the Grantee the
<br />following described real estate in Hall County, Nebraska:
<br />The East Half of the Northwest ,quarter (E1 /2NW1 /4) of Section 'twenty Four
<br />(24), Township Eleven (11) North, Rangeg Nine (9) West of the 6th P.m.,
<br />(excepting, however, that part thereof lying North of the right of way of
<br />the Railroad of the Chicago, Burlington & Quincy Railroad Company and on
<br />the Westerly side of a line drawn 17 feet distant parallel with and
<br />Easterly from the Center line of the Traill Sand Pit Spur Track as the same
<br />is located and staked over and across said land, heretofore conveyed by
<br />warranty Deed recorded in Book 57, Page 75) all in Hall County, Nebraska
<br />also excepting a tract of land comprising a part of the Northwest Quarter
<br />(NW1 /4) of Section Twenty Four (24), ' iownship t:leven (11) North, Range ,line
<br />(9) West ofthe 6th Y.ii., in Hall County, Nebraska, more particularly
<br />described as follows: beginning at a point where the Northerly line of
<br />said Northwest ;quarter (NW1 /4) intersects the easterly right of way line of
<br />the Burlington- Northern Railroad Spur, said point being one Thousand Two
<br />Hundred Two and Fifteen Hundredths (1,202.15) feet west of the northeast
<br />corner of said northwest Quarter (NW1 /4); thence easterly along the north
<br />line of said Northwest ;quarter (NW1 /4), a distance of One Hundred (100)
<br />feet; thence southerly perpendicular to the north line of said Northwest
<br />Quarter (NWI /4), a distance of 'lwo Hundred (200) feet; thence Westerly
<br />parallel to the North line of said Northwest Quarter (NW1 /4), a distance of
<br />One Hundred Forty eight and Thirteen Hundredths (1413.13) feet; to the
<br />easterly right of way line of said railroad; thence northeasterly along
<br />said railroad right of way line which is on a curve, a chord distance of
<br />iwo Hundred Five and Seventy One Hundredths (205.71) feet, to the place of
<br />beginning and containing u.513 acres more or less.
<br />TO HAV4; AND TO HOLD the premises above- described, together with all
<br />the tenements, hereditaments and appurtenances thereunto belonging, unto
<br />the said Grantee and to Grantee's successors and assigns forever. and
<br />Grantors hereby covenant with the said Grntee and with Grantee's successors
<br />and assigns, that Grantors are lawfully seized of said premises, that they
<br />are free from encumbrance and that Grantors have good right and lawful
<br />authority to sell the same; and Grantors hereby covenant to warranty and
<br />defend the title to said premises against the lawful claims of all persons
<br />whomsoever. And the said Grantors hereby relinquish all right, title,
<br />claim and interest in and to the above described premises.
<br />,'his Special 'Warranty Deed is given as an absolute conveyance, the
<br />Grantors having conveyed said land to the Grantee for a fair and adequate
<br />consideration, such consideration being satisfaction of principal
<br />obligations secured by the :iortgage executed by Grantors to Grantee as
<br />:3ortgagee recorded in the Register of Deeds Office, Hall County, Nebraska
<br />as Document No. b2-004136.
<br />Grantor declare that this conveyance is freely and fairly made, and
<br />that there are no agreements, oral or written, or other than this deed,
<br />between Grantors and Grantee with respect to said land.
