MODIFICATION AND EXTENSION AGREE14ENT 85,002556
<br />WHEREAS, an agreement was entered into on April 1, 1985, by
<br />(" and between Wanda Steckmyer and John R. Steckmyer, Wife and Hus-
<br />band, therein and herein referred to as "Sellers" and Duane D.
<br />Fuller and Courtney S. Fuller, Husband and Wife, therein and
<br />herein referred to as "Buyers" with reference to a parcel of real
<br />estate described as follows:
<br />Lots Two (2) and Three (3) in Block Eight (8),
<br />Dill and Huston's addition to the City of
<br />g[ Grand Island, Hall County, Nebraska;
<br />#. WHEREAS, Buyers and Sellers desire to modify and extend said
<br />E;
<br />agreement;
<br />NOW, THEREFORE, Buyers and Sellers agree as follows:
<br />1. That the agreement entered into on April 1, 1980, and
<br />filed as Document No. 80- 001440 in the office of the Register of
<br />Deeds of Hall County, Nebraska, be and hereby is modified and
<br />extended as follows:
<br />a. The parties agree that the principal balance due and
<br />owing from the Buyers to the Sellers in connection with
<br />said agreement as of April 1, 19859 was $14,124.20 with
<br />interest thereon at the rate of ten percent per annum.
<br />The Buyers shall pay said sum to the Sellers in monthly
<br />installments as follows:
<br />(1) $150.00 on the 1st day of May, 1985, and a like
<br />payment on the first day of each month thereafter
<br />through April 1, 1986;
<br />(2) $155.00 on May 1, 1986, and a like payment on the
<br />first day of each month thereafter through April
<br />1, 1987;
<br />(3) $160.00 on May 1, 1987, and a like payment on the
<br />first day of each month thereafter through April
<br />1, 1988.
<br />As each payment of principal and interest is made such
<br />payment shall first be applied to interest with the
<br />balance applied to principal on an amortization basis.
<br />(4) On May 1, 19881, the total unpaid principal plus
<br />acrued interest will be due and payable in full
<br />from the Buyers to the Sellers.
<br />(5) It is further agreed by and between the Sellers and
<br />Buyers that in the event of the death of John R.
<br />Steckmyer on or before November 1, 1987, then the
<br />total unpaid principal plus acrued interest due and
<br />owing from the Buyers to the Sellers shall, at the
<br />option of the Sellers, their successors or assigns,
<br />become. due and payable upon six months prior written
<br />notice from the Sellers to the Buyers.

<br />sufficient warranty deed to said real estate, free and
<br />clear of all liens and encumbrances, to Duane D. Huller
<br />and Courtney S. Fuller, }husband and Wife, as ,joint tenants
<br />and not are tenants in common, which deed shall be placed
<br />in escrow with the Overland National Clank, Grand Island,
