r 0 5- 001448 SUBLEASE WHEREAS, Garst Research Farms, Inc., a Nebraska corporation, (Sublessor) as successor in interest to Garst Seed Company Limited Partnership, is the Lessee of a farm lease filed September 13, 1983, as Document No. 83- 005057, (Farm Lease) leasing a parcel of real estate described below for a term of ten (10) years commencing March 1, 1984 and ending February 28, 1994: The Southeast Quarter of Section Twenty -Seven (27), Township Eleven (11), Range Eleven (11); Hall County, Nebraska, excepting therefrom the Southwest Quarter of the Southwest Quarter (SW 1/4 SW 1/4) of said Southeast Quarter (SE 1/4), except all mineral lands should any be found to exist in the subject property (said exception shall not be construed to include coal and iron land) and all rights and easements in favor of the estate of said minerals. and WHEREAS, Sublessor desires to sublease to Garst Seed Company, an Iowa corporation, (Sublessee) the above - described property for a term commencing March 28, 1985 and ending February 28, 1986 on the same terms and conditions contained in the Farm Lease; NOW, THEREFORE, the Sublessor does hereby sublease the above - described property to Sublessee for a term commencing March 28, 1985 and ending February 28, 1986, without any renewal or other option to extend the term thereof upon all of the terms and con- ditions and for the rent contained in the Farm Lease, each of which by this reference are incorporated herein.
