<br />all chattels real, personal property and other properties, in-
<br />terests and rights (herein collectively sometimes referred to as
<br />"Mortgaged Property "), together with (1) all buildings, improve-
<br />ments and structures at any time, now or hereafter erected,
<br />situated or placed thereon; (2) all rights, privileges, ease-
<br />ments, hereditaments, appendages and appurtenances thereunto
<br />belonging or in anywise appertaining; (3) all right, title, in-
<br />terest and estate of First Party in and to streets, roads, ways,
<br />sidewalks, curbs, alleys, and areas adjoining said Real Estate
<br />and portions thereof, and whether vacated by law or ordinance
<br />(conditionally or otherwise); (4) all rents, revenues, income,
<br />issues and profits, which are hereby specifically assigned,
<br />transferred, pledged primarily and on a parity with said Real
<br />Estate; and (5) all materials, supplies, plans and specifica-
<br />tions, fixtures, fixed assets, and personalty now or at any time
<br />hereafter annexed, affixed or attached to said Real Estate and /or
<br />said buildings, improvements or structures thereon and all other
<br />personal property owned by First Party and used or intended to be
<br />used in the construction, possession, occupation, or enjoyment
<br />thereof, or otherwise now or hereafter located thereon, and all
<br />replacements, additions, and substitutions thereof or thereto,
<br />including (but without limiting the generality of the foregoing)
<br />all apparatus, appliances, machinery, equipment, and articles
<br />used to supply or provide, or in connection with heat, gas, air -
<br />conditioning, plumbing, water, lighting, power, elevator, sewer-
<br />age, refrigeration, cooling, ventilation and sprinkler systems,
<br />water heaters, all window shades, drapes and drapery equipment
<br />and apparatus, fire prevention and extinguishing apparatus,
<br />security and access control apparatus.
<br />As additional security hereunder, and in consideration of
<br />the debt and other considerations hereinabove mentioned, First
<br />Party does hereby sell, assign, transfer and set over unto Second
<br />Party and unto its successors and assigns, upon the terms and
<br />conditions hereinabove provided, all of the rents, income, issues
<br />and profits from all the authority to collect, receive and re-
<br />ceipt for all such rents, income, issues and profits which may
<br />become due and payable at any time and from time to time here-
<br />after and to demand, sue for, receive and collect the same and to
<br />take and use all legal proceedings and means to recover the
<br />same. This description has general reference to any and all
<br />leases or subleases covering the above - described premises or any
<br />part thereof whether said leases or subleases are presently in
<br />existence or hereafter entered into and whether or not said
<br />leases or subleases covering the above - described premises or any
<br />part thereof whether said leases or subleases are presently in
<br />existence or hereafter entered into and whether or not said
<br />leases or subleases are presently subject to assignment.
<br />'ro HAVE AND TO HOLD the said Mortgaged Property and every
<br />part thereof unto said Second Party and unto its successors and
<br />assigns, forever, to secure the payment of the Secured Obligation
