85- Q01144 <br />OPTION FOR PURCHASE OF REAL PROPERTY <br />KNOW ALL MEN BY THESE PRESENTS: <br />That DANNY SHAWN O'BRIEN, a single person, of Grand Island, <br />Hall County, Nebraska, for and in consideration of the sum of <br />One Thousand Dollars ($1,000.00) in hand paid, receipt.of which <br />is herebv acknowledged, does hereby give and grant to EDTIARD <br />DONALD O'BRIEN and DONNA MAE O'BRIEN, husband and wife, as joint <br />tenants not tenants in common, the exclusive right and option <br />to purchase the following described real property: <br />The East Ten Feet (E.101) of Lot Nine (9), and All <br />of Lot Ten (10), Block Ten (10), Gilbert Second <br />Addition to the City of Grand Island, Nebraska, <br />until noon March 5, 1995, for the sum of Twenty -Three Thousand <br />Dollars ($23,000.00). <br />In the event that the holders of this option, or their <br />assigns, elect to purchase the above property for the above <br />price, then and in such case the said amount paid for this option <br />in the sum of One Thousand Dollars ($1,000.00) shall be credited <br />upon the purchase price, leaving a balance due of Twenty -Two <br />Thousand Dollars ($22,000.00). The exercise of this option must <br />be by personal service or certified return receipt mail on the <br />grantor, in writing, prior to the above expiration date, and <br />after receipt of such notice of exercise of option, the grantor' <br />agrees to deliver to the holders of said option, within twenty <br />(20) days after receipt of said written notice, a Warranty Deed <br />conveying said described property to the holders or their assigns, <br />together with an abstract of title showing the grantor to be the <br />owner of a good and sufficient marketable title, free and clear <br />of liens, taxes and encumbrances. The holders of this option may <br />assign the same at any time during the term of the option, and <br />any such assignor shall have the same rights as granted to the <br />holders. <br />The grantor agrees to keep the above property free and clear <br />of liens, taxes and encumbrances at all timers du.rinq the term of <br />this Option. <br />N <br />
