85- Q01144 OPTION FOR PURCHASE OF REAL PROPERTY KNOW ALL MEN BY THESE PRESENTS: That DANNY SHAWN O'BRIEN, a single person, of Grand Island, Hall County, Nebraska, for and in consideration of the sum of One Thousand Dollars ($1,000.00) in hand paid, receipt.of which is herebv acknowledged, does hereby give and grant to EDTIARD DONALD O'BRIEN and DONNA MAE O'BRIEN, husband and wife, as joint tenants not tenants in common, the exclusive right and option to purchase the following described real property: The East Ten Feet (E.101) of Lot Nine (9), and All of Lot Ten (10), Block Ten (10), Gilbert Second Addition to the City of Grand Island, Nebraska, until noon March 5, 1995, for the sum of Twenty -Three Thousand Dollars ($23,000.00). In the event that the holders of this option, or their assigns, elect to purchase the above property for the above price, then and in such case the said amount paid for this option in the sum of One Thousand Dollars ($1,000.00) shall be credited upon the purchase price, leaving a balance due of Twenty -Two Thousand Dollars ($22,000.00). The exercise of this option must be by personal service or certified return receipt mail on the grantor, in writing, prior to the above expiration date, and after receipt of such notice of exercise of option, the grantor' agrees to deliver to the holders of said option, within twenty (20) days after receipt of said written notice, a Warranty Deed conveying said described property to the holders or their assigns, together with an abstract of title showing the grantor to be the owner of a good and sufficient marketable title, free and clear of liens, taxes and encumbrances. The holders of this option may assign the same at any time during the term of the option, and any such assignor shall have the same rights as granted to the holders.
