CUNNINGHAM and JUDY ANNE CUNNINGHAM, husband and wife, each in his and her own right, and as spouse of the other, herein called the Grantors, in consideration of FORTY -SEVEN THOUSAND FIVE HUNDRED AND NO 1100 DOLLARS ($47,500.00) received from Grantees, do grant, bargain, sell, convey and confirm unto DANIEL E. REI14ERS and KATHY D. REIMERS, husband and wife, as joint tenants with right of survivorship and not as tenants in common, herein called the Grantees, the following- described real estate in Hall County, Nebraska: Lot Two (2), Harrell Subdivision in the Village of Doniphan, Hall County, Nebraska, as platted and recorded. TO HAVE AND TO HOLD the above- described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. And Grantors do hereby covenant with the Grantees that Grantors are lawfully seized of said premises, that th4y are free from encumbrance; that they are conveyed subject to covenants, conditions, restrictions, reservations and easements of record; that Grantors have good right and lawful authority to convey the same; and that Grantors warrant and will defend the title to said premises against the lawful claims of all persons whomsoever. It is the intention of all parties hereto that in the event of the death of either of the Grantees, the entire fee simple title to the real estate shall vest in the surviving Grantee.
