SPECIAL WARRANTY DEED <br />The Grantor, GRAND ISLAND INDUSTRIAL FOUNDATION, a <br />corporation organized and existing under and by virtue of <br />the laws of the State of Nebraska, ALSO KNOWN AS GRAND <br />ISLAND INDUSTRIAL FOUNDATION, INC., in consideration of <br />THREE HUNDRED FOUR THOUSAND THIRTY -SIX AND NO 1100 DOLLARS <br />($304,036.00), received from Grantee does grant, bargain, <br />sell, convey and confirm unto DANIEL C. HANNA D /B /A HANNA <br />CAR WASH INTERNATIONAL, herein called the Grantee, the <br />following described real property in Hall County, Nebraska: <br />See Exhibit "A ", attached hereto and made a part <br />hereof by this reference. <br />TO HAVE AND TO HOLD the above described premises <br />together with all tenements, hereditaments and appurtenances <br />thereto belonging unto the Grantee and to Grantee's heirs <br />and assigns forever. <br />And the Grantor for itself and its successors does <br />hereby covenant with tie Grantee and with Grantee's heirs <br />and assigns that Grantor is lawfully seized of said premises; <br />that they are free from encumbrance, except easements of <br />record and except the Purchase- Money Mortgage of even date <br />herewith; that Grantor has good right and lawful authority <br />to convey the same; and that Grantor warrants and will <br />defend the title to said premises against the lawful claims <br />of Grantor and all persons claiming by, through or under <br />rights of Grantor except pursuant to the Purchase Money <br />Mortgage of even date herewith. <br />IN WITNESS WHEREOF, Grantor has hereunto caused these <br />presents to be signed by its President. <br />Dated this 31st day of December, 1986. <br />GRAND ISLAND._1A JS AL FOUNDATION <br />BV <br />t_-- 1-Richar— d H.
