<br />Description of Collateral
<br />
<br />"Collateral" shall include the following personal property which is located on, related to,
<br />or otherwise used in connection with the Property:
<br />
<br />All fixtures, equipment and other goods relating to the Property, including without
<br />limitation heating, cooling and lighting systems, signs, pipes, pumps, tanks, conduits,
<br />telecommunications systems and switchboards, plumbing, fire-prevention and fire-extinguishing
<br />systems.
<br />
<br />All accounts, general intangibles and deposit accounts relating to the Property, including
<br />without limitation related books and records, rents, condemnation awards, insurance proceeds,
<br />refunds of insurance premiums, trade names, trademarks, or service marks now or hereafter
<br />associated with the business or businesses conducted on the Property, rights under any
<br />construction, service, engineering, consulting, architectural and other similar contracts related to
<br />the Property, rights to any architectural drawings, plans, specifications, soil tests, feasibility
<br />studies, appraisals, engineering or environmental reports and similar materials relating to the
<br />Property; rights to any payment and performance bonds or guarantees related to the Property,
<br />rights to any governmental permissions, environmental clearances, licenses and permits relating
<br />to the Property, any reserves, deferred payments, deposits, refunds, relating to the Property;
<br />agreements, contracts or licenses relating to the maintenance or operation of elevators, fire
<br />protection systems, security systems, heating, ventilation and air conditioning systems, telcphone
<br />or other communication systems or electrical systems.
<br />
<br />All software related to the operation of the Property.
<br />
<br />Proceeds and products, renewals and replacements of the foregoing, whether now owned
<br />or hereafter acquired.
