<br />To the extent of the Trustor's estate, right, title and
<br />interest to the Property as defined below, the Trustor hereby
<br />irrevocably grants, transfers and assigns to Trustee, its
<br />successors and assigns, IN TRUST, WITH POWER OF SALE and right of
<br />entry and possession, all of Trustor's estate, right, title and
<br />interest in, to and under and grants to Beneficiary a security
<br />interest in any and all of the following described property which
<br />is (except where the context otherwise requires) herein
<br />individually and collectively called the "Property," whether now
<br />owned or held or hereafter acquired, and any proceeds thereof or
<br />accessions thereto, including:
<br />(A) That certain real property, more particularly described
<br />in Exhibit "A -2" attached hereto and incorporated herein by this
<br />reference, together with all of the easements, common elements,
<br />limited common elements, rights, privileges, franchises and
<br />appurtenances thereunto belonging or in any way appertaining
<br />(hereinafter referred to as the "Premises "), and all of the
<br />estate, right, title, interest, claim and demand whatsoever of
<br />Trustor therein or thereto, either at law or in equity, in
<br />possession or in expectancy, now or hereafter acquired;
<br />(B) All structures, buildings and improvements of every kind
<br />and description now or at any time hereafter located on the
<br />Premises (hereinafter referred to as the "Improvements "),
<br />including all equipment, apparatus, machinery, fixtures,
<br />fittings, and appliances and any additions to, substitutions for,
<br />changes in or replacements of the whole or any part thereof,
<br />including such of the foregoing as may be used in connection with
<br />the generating or distributing of air, water, heat, electricity,
<br />light, fuel or refrigeration or for ventilating or sanitary
<br />purposes or for the exclusion of vermin or insects, or for the
<br />removal of dust, refuse or garbage, now or at any time hereafter
<br />affixed to, attached to, placed upon or used in any way in
<br />connection with the use, enjoyment, occupancy or operation of the
<br />Premises or any portion thereof;
<br />(C) All articles of personal property and any additions to,
<br />substitutions for, changes in or replacements of the whole or any
<br />part thereof (hereinafter referred to as the "Personal
<br />Property "), including without limitation all built -in furniture
<br />and installations, shelving, partitions, door- stops, vaults,
<br />elevators, dumbwaiters, awnings, window shades, Venetian blinds,
<br />light fixtures, fire hoses and brackets and boxes for the same,
<br />fire sprinklers, alarm systems, drapery rods and brackets,
<br />screens, linoleum, carpets, plumbing, laundry tubs and trays,
<br />iceboxes, refrigerators, heating units, stoves, ovens, water
<br />heaters, incinerators, furniture and furnishings, communication
<br />systems, all specifically designed installations and furnishings
<br />and all of said articles of property, the specific enumerations
<br />herein not excluding the general, now or at any time hereafter
<br />affixed to, attached to, placed upon, or used in any way in
<br />connection with the use, enjoyment, occupancy or operation of the
<br />Premises or the Improvements or any portion thereof and owned by
<br />Trustor or in which Trustor row has or hereafter acquires an
<br />interest, and all building materials and equipment now or
<br />hereafter delivered to the Premises and intended to be installed
<br />or placed in or about the Improvements;
<br />(D) All right, title and interest of Trustor in and to all
<br />streets, roads and public places, opened or proposed, and all
<br />easements and rights of way, vaults, public or private, revocable
<br />licenses tenements, hereditaments, rights and appurtenances, now
<br />or hereafter used in connection with, belonging or appertaining
<br />to, the Premises;
<br />(E) All of the rents, royalties, issues, profits, revenue,
<br />income, proceeds and other benefits of the Property (the "Rents
<br />and Profits "), including the Trustor's interest in the real
<br />estate described in Exhibit "A -2" attached hereto and
<br />incorporated by this re erg ence, -or arisinq from the use r
<br />enjoyment of all or, any portion thereof or trom any lease or
