CORPORATION WARRANTY DEED 86 107508 The Grantor, HEINZMAN ENGINEERING, INC., a corporation organized and existing under and by virtue of the laws of the State of Nebraska in consideration of TWO HUNDRED SEVEN- TEEN THOUSAND AND N01100 DOLLARS ($217,000.00) received from Grantee does grant, bargain, sell, convey and confirm unto RODEO ROAD EQUIPMENT, INC., a Nebraska corporation, herein called the Grantee, the following described real property in Hall County, Nebraska: Part of a tract of land comprising a part of the East Half of the Southeast Quarter (EhSE;) of Section Twenty - seven (27), Township Eleven (11) North, Range Ten (10), West of the 6th P.M., more particularly described as follows: Beginning at a point on the East line of said Section Twenty -seven (27), said point being Eight Hundred Fifty -five (855) Feet North of the Southeast corner of said Section Twenty -seven (27); thence Westerly parallel to the South line of said Section Twenty -seven (27), a distance of One Thousand One Hundred Forty -two and Eighty -five Hundredths (1,142.85) Feet to the South- easterly lot line of the Union Pacific Railroad; thence Northeasterly along said Southeasterly line of the Union Pacific Railroad, a distance of One Thousand Three Hundred Thirty -eight and Ninety -one Hundredths (1,338.91) Feet to the East line of said Section Twenty - seven (27); thence Southerly along the East line of said Section Twenty -seven (27), a distance of Six Hundred Ninety and Eleven Hundredths (690.11) Feet to the place of beginning and containing 9.053 acres, more or less, of which .515 acres, more or less, are occupied by County Road right -of -away. TO HAVE AND TO HOLD the above described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantee and to Grantee's successors and assigns forever. And the Grantor for itself and its successors does hereby covenant with the Grantee and with Grantee's successors and assigns that Grantor is lawfully seized of said premises; that they are free from encumbrance, except easements of record and subject to the real estate mortgage to Small Business Administration; that Grantor has good right and lawful authority to convey the same; and that Grantor warrants and will defend the title to said premises against the lawful claims of all persons whosoever.
