86, 10737' <br />fore, the City authorizes the construction of septic tanks and <br />private wells in the subdivision, but the Subdividers agree to <br />connect any structures connected to septic tanks or private wells <br />to the City sanitary sewer service or water service within three <br />construction seasons after City services have been made available <br />to the respective lots of the subdivision. Further, the Sub- <br />dividers agree not to protest the creation of any sanitary sewer <br />or water main districts within said subdivision. <br />3. Drainage. The Subdividers agree to grade the lots of <br />the subdivision in conjunction with new structures thereon so <br />that storm water drains to the public right -of -way, and in <br />accordance with plans approved by the Hall County Director of <br />Public Works. <br />4. Sidewalks. The City hereby waives the immediate con- <br />struction of any and all sidewalks adjacent to said subdivision <br />and within said subdivision. However, the Subdividers agree that <br />any and all sidewalks will be constructed by the lot owners <br />within six months after a directive from the Grand island City <br />Council. <br />5. Landscaping. The Subdividers agree that the minimum <br />setback for any building or building addition on Lot One (1) <br />shall be fifty (50) feet from the U.S. Highway 30 right -of -way; <br />and, further, the Subdividers agree to provide landscaping <br />adjacent to the U.S. Highway 30 right -of -way.
