The term "Mortgage" shall be deemed to include "Deed of Trust," it applicable. <br />FHA ADDENDUM Property described as: Lots 183 and 184, in Belmont Addition <br />__— — to the City of Grand Island, Hall Count Nebraska. <br />As long as the Mortgage is held by the Nebraska Investment Finance Authority, the Lender may&clare all sums secured by the Mortga:gc• <br />to be Immediately due and payable if: <br />(a) all or part of the property is sold or otherwise transferred (other than by devise, descent or operation of law) by Borrower to a <br />purchaser or other transferee: <br />(i) who cannot reasonably be expected to occupy the property as a principal residence within a reasonable time after the <br />sale or transfer, all as provided in Section 1WA(d) and OX2) of the Internal Revenue Code; or <br />(ii) who has had a present ownership interest in a principal residence during any part of the three -year period ending on she <br />date of the sale or transfer, all as provided ir. Section 103(A)(e) and OX2) of the Internal Revenue Code (except that the <br />language "100%" shall be substituted for "90% or more" where the latter appears in Section 103A(e)(1); or <br />(iii) at an acquisition cost which is greater than 1100/0 of the average area purchase price (greater than 120% for targeted area <br />residences), all as provided in Section 103A(0 and 0)(2) of the Internal Revenue Code; or <br />(iv) who has an income in excess of that established by the Nebraska Investment Finance Authority under its applicable regu :a- <br />lions or program guidelines in effect on the date of the sale or transfer; or <br />(b) Borrower fails to occupy the property described in the Mortgage without Lenders prior written consent: or <br />(c) Borrower omits or misrepresents a material fact in an application for the Mortgage. <br />References are to the internal Revenue Code in effect on the date of execution of the mortgage and are deemed to include the imp`emen- <br />ling regulations. <br />VA MORTGAGE ADDEh1011-110 <br />If, so long as the Mortgage is held by the Nebraska Investment Finance Authority. all or any part of the property Is sold or tran.sferre:; <br />by Borrower without Lender's prior written consent. other than a transfer by devise, descent or by operation of taw, the Lender may, at <br />Lender's option, declare all the sums secured by the Mortgage to he immediately due and payable. <br />X CONVENTIONAL MORTGAGE ADDENDUM <br />As long as the Mortgage is held by the Nebraska Investment Finance Authority, the Lender may, at Lender's option. declare al; sums <br />secured by the Mortgage to be immediately due and payable if Borrower omits or misrepresents a tact in an application for the flortoace <br />including, without limitation, anything contained in the Mortgagor's Affidavit and Certification executed by Borrower in conlunctier, with <br />the Mortgage. <br />By signing below, the Borrower accepts and agrees 10 the terms contained in this Addendum. <br />Dated: <br />YAN R.
