i <br />86- 188927 <br />consent to an assignment or subletting thereof, in whole or in <br />part, without Beneficiary's prior written consent, except to the <br />extent such assignment or subletting is specifically permitted in <br />accordance with the terms of any such lease, or .(g) in any other <br />manner impair the value of the Premises or the security of the <br />Beneficiary for the payment of the principal of, and interest on, <br />the Indebtedness and all 'other indebtedness hereby secured. <br />Nothing herein shall obligate the Beneficiary to perform <br />the duties of the Trustor as landlord or lessor under any such <br />leases or tenancies. Trustor hereby covenants and agrees that it <br />shall at all times promptly and faithfully perform or cause to be <br />performed, all of the covenants, conditions and agreements <br />contained in all leases of the Premises now or hereafter existing, <br />on the part of the lessor thereunder to be kept and performed. <br />The Trustor shall furnish to the Beneficiary, within thirty <br />(30) days after a request by the Beneficiary to do so, a written <br />statement containing the names of all lessees or occupants of the <br />Premises, the terms of their respective leases or tenancies, the <br />spaces occupied and the rentals paid. If any of such leases <br />provide for the giving by the lessee of certificates with respect <br />to the status of such leases, the Trustor shall exercise its right <br />to request such certificates within five (5) days of the demand <br />therefor by the Beneficiary. <br />1.18 Inspections. Beneficiary and its agents, <br />representatives and workmen are authorized to enter at any <br />reasonable times upon or in any part of the Premises for the <br />purpose of inspecting the same and for the purpose of performing <br />any of the acts it or Trustor is authorized to perform under the <br />terms of this Deed of Trust or any other instrument which is <br />security for this loan. <br />1.19 Separate Taxation. For the purpose of securing <br />separate taxation and assessment on account of those taxes, <br />assessments and other charges mentioned in Section 1.09 hereof, <br />Trustor shall, if it has not already been accomplished, obtain a <br />separation of the Property from all other adjacent lands, and the <br />same shall be promptly accomplished, and evidenced in the <br />appropriate public records. <br />ARTICLE TWO <br />Default <br />It is mutually agrees that: <br />2.01 Events of Default.
