TRUSTEE' S DEED $S— 1056$9 <br />Trustee, upon <br />KNOW ALL MEN BY THESE PRESENTS: That JOSEPH H. BADAMi, <br />a Deed of Trust made and entered into on or about May 1, 1984, by and <br />between Dellis A. Michaelson and Margaret Ann Michaelson, Trustors, <br />and Joseph H. Badami, Trustee and First Federal Savings and Loan <br />Association of Lincoln, Beneficiary, of the Mortgage Records of the <br />Register of Deeds office of Hall County, Nebraska, herein called the <br />GRANTOR, in consideration of Twenty -two Thousand Eight Hundred Twenty - <br />five and No /100 Dollars ($22,825.00), d bargainalselle convey andion, <br />¢" received from Grantee, does hereby grant, <br />confirm unto FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF LINCOLN, a <br />United States Corporation, herein called the GRANTEE, the following <br />g described real estate in Hall County, Nebraska: <br />Lot Seven (7), Block Thirty -eight (38), in Russel <br />Wheeler's Addition to the City of Grand Island, <br />Hall County, Nebraska. <br />TO HAVE AND TO HOLD the above - described premises together <br />with all tenements, unto the Grantee, and to toGrantee'sa appurtenances <br />successorsand thereto <br />assigns forever. <br />Grantor does hereby covenant with the Grantee and with the <br />Grantee's successors and assigns: <br />(1) That Dellis A. Michaelson and Margaret nn Michaelson, <br />tualiy <br />Trustors, failed to pay the Beneficiary payments <br />due, and the Grantor, at the request of the Beneficiary, elected to <br />declare the entire unpaid principal balance, together with interest <br />thereon, at once immediately due and payable; <br />(2) That a Notice of Default was filed by Grantor on June <br />25, 1986, in Document No. 86- 103408 of the Miscellaneous Records in <br />the Register of Deeds office of Hall County, Nebraska. A copy of the <br />Notice of Default was served upon Dellis A. Michaelson and Margaret <br />Ann Michaelson by certified mail, postage prepaid on June 27, 1986. <br />(3) That Trustors, Dellis A. Michaelson and Margaret Ann <br />Michaelson., failed to cure the default referenced in the Notice of <br />Default within 30 days after the service of the Notice of Default. <br />(4) That a Notice of Trustee's Sale was filed and a copy of <br />the Notice of Trustee's Sale was served upon Dellis P. Michaelsonland <br />Margaret Ann Michaelson, by certified mail, prepaid <br />31, 1986. <br />(5) Grantor published Notice of - rustee's Sale, to be held <br />on Thursday, the 11th day of September, 1986, at 10 o'clock a.m., at <br />the Court House, Hall County, Nebraska, which Notice was published in <br />Grand Island Independent, Hall County, Nebraska, once a week for five <br />(5) consecutive weeks, commencing o:, July 26, 1986, and ending on <br />August 23, 1986. The last publication of Notice was at least ten (10) <br />days prior to the Trustee's Sale, and said sale was not later than <br />thirty (30) days after the last publication of Notice. <br />(6) Grantor conducted the sale of the real property at <br />public auction and has accepted the bid of First Federal Savings and <br />Loan Association of Lincoln in the sum of Twenty -two Thousand Fight <br />Hundred Twenty -five and No /100 Dollars ($22,825.00), as the highest <br />bid upon said real property. Grantor has complied with the requirements <br />of the above- referenced Deed of Trust and the requirements of Nebraska <br />Statutes, 576 -1001 through 576 -1018, 1965, in the exercise of the sale <br />of the real property described herein at the 'trustee's Sale held on <br />September 11, 1986- <br />LThis Deed shall operate to convey to the Grantee, without <br />right of redemption, the Grantor's title and all right, title, interest <br />and claim of the Trustors, and their successors in interest anti of all <br />persons ciair:ing by, through or under it, in and to the above- described <br />meal proagerty, including all such right, title, interest and claim in <br />
