<br />This deed is an absolute conveyance, the Grantors having sold said land to the
<br />Grantee for a fair and adequate consideration, such consideration, in addition to
<br />that above recited, being full satisfaction of all obligations secured by the
<br />Mortgage executed by Stephen John Douglas and Linda Lee Douglas to Superior Mortgage,
<br />Inc., recorded as Document No. 81- 001255, in the Office of the Register of Deeds of
<br />Hall County, Nebraska, which was assigned to B1 Mortgage Company, Inc., on March 13,
<br />1981 and recorded as Document No. 81- 001370, and assigned to Western Securities
<br />Company on May 19, 1982, and filed as Document No. 82- 002477, and the Note secured
<br />thereby. Grantors declare that t.his conveyance is freely and fairly made, and there
<br />are no agreements, oral or written, or other than this Deed between Grantors and
<br />Grantee with respect tq said land.
<br />Grantor covenants (jointly and severally, if more than one) with the Grantee that Grantor:
<br />( 1) is lawfully seised of such real estate and that it is free from encumbrances
<br />except for easements, covenants, and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons.
