I At Assignor's mole coat and expense to appear to and defend any action or proceeding arising under, growing out of or in any manner connected with the Lease or theobligations, dutime or liabilities of Lnsor, Lmmetrorguarantor thereunder, and to pay all costa and expanses of the Assignee, including attorney'* fees in a reasonable sum, in any such action or proceed• ins in which the Aasignse may appear. 3.
