8s- 104273 <br />WARRANTY DEED <br />JANICE L. BOSSELMAN, a single person, herein called the <br />Grantor, for and in consideration of the sum of ONE DOLLAR <br />($1.00), received from Grantee, does grant, bargain, sell, <br />convey and confirm unto BOSSELMAN, INC. A Nebraska corpo- <br />ration, the following described real estate situated in Hall <br />County, Nebraska: <br />A tract of land comprising a part of the East Half <br />of the Northeast Quarter (ERNE;) of Section Twelve <br />(12), Township Eleven (11) North, Range Ten (10) West <br />of the 6th P.M., Hall County, Nebraska, more particularly <br />described as follows: Commencing at a point Seventy - <br />five (75) Feet East of the Northwest Corner of said <br />E�NEa on the North Line of said E�NE4; thence continuing <br />easterly along the north line of said E�NEa a distance <br />of Two Hundred (200) Feet; thence southerly and parallel <br />to the Westerly line of said E;5NE; a distance of Two <br />Hundred Seventeen and Eight Tenths (217.8) Feet; thence <br />Westerly and parallel to the North line of said EkNE; a <br />distance of Two Hundred (200) Feet to a point on the <br />Easterly Right of Way of U.S. Highway No. 281; thence <br />Northerly along and upon the East Right of Way line of <br />U.S. Highway No. 281 a distance of Two Hundred Seventeen <br />and Eight Tenths (217.8) Feet to the point of beginning <br />and containing 1.000 acres more or less of which 0.152 <br />acres more or less is presently occupied by County Road <br />Right of Way. <br />TO HAVE AND TO HOLD the premises above described, <br />together with all the tenements, hereditaments and appurte- <br />nances thereunto belonging, unto the said Grantee and to <br />Grantee's successors and assigns forever. And I hereby <br />covenant with the said Grantee and with Grantee's successors <br />and assigns, that I am lawfully seized of said premises, <br />that they are free from encumbrance, except easements of <br />record and real estate taxes, and that I have good right and <br />lawful authority to sell the same; and I hereby covenant to <br />warrant and defend the title to said premises against the <br />lawful claims of all persons whomsoever.
