f <br />8 <br />ADDENDUM 1 6- 104225 <br />Additional provisions incorporated by reference in Deed <br />of Trust wherein Associates Commercial Corporation is Bene- <br />ficiary. <br />1. Any notices to be furnished to Beneficiary should <br />be addressed to Associates Commercial Corporation, 10870 Benson <br />Drive, Suite 2150, Overland Park, Kansas 66212. <br />2. Trustor shall pay when due all charges for improve- <br />ments to the subject property which, if left unpaid, could re- <br />sult in the filing of construction liens against the property, <br />and Trustor shall not permit any construction liens to be <br />placed upon the property at any time while this Deed of Trust <br />is in force and effect. <br />3. Trustor shall pay all taxes, assessments and insurance <br />premiums pertaining to the property prior to the time the same <br />become delinquent and shall furnish evidence of timely payment <br />of all such items to Beneficiary. <br />4. In the event Beneficiary shall advance any funds <br />for and on behalf of Trustor for the payment of taxes, assess- <br />ments, insurance, or otherwise, any sums so advanced shall draw <br />interest at the rate of eighteen percent (.18%) per annum or <br />the maximum rate then permitted by law, whichever is less. <br />5. If required by the Beneficiary, in the Beneficiary's <br />sole and absolute discretion, evidenced by a written notice <br />sent or delivered to the Trustor, the Trustor will pay to the <br />Beneficiary, in addition to the monthly installments due under <br />the terms of the Promissory Note and concurrently therewith, <br />monthly until the "Tote is paid, the following sums: a sum <br />equal to all taxes and assessments next due on the premises <br />described herein (all as estimated by the Beneficiary) plus <br />the premiums that will next become due and payable on policies <br />of fire and other insurance covering the said premises and re- <br />quired hereunder, less all sums paid therefor, divided by the <br />number of months to elapse before one month prior to the date <br />when said taxes, assessments, charges, impositions and premiums <br />will become first payable, such sums to be held by the Beneficiary <br />in trust, but without payment of interest thereon, to pay for the <br />said taxes, assessments, charges, impositions and premiums. <br />All such payments mentioned and all payments to be made under <br />the Promissory Note shall be added together and the aggregate <br />amount thereof shall be paid by the Trustor each month in a <br />single payment to be applied by the Beneficiary to the following <br />items in the order set forth: <br />(1) Taxes, assessments, other public impositions, fire <br />rental value and other insurance premiums; and <br />(2) Late charges, if any, due on the Promissory Note; and <br />(3) Other sums due under the Promissory Note. <br />If the amount of such sums held by the Beneficiary shall not be <br />sufficient to pay the taxes, assessments, charges, impositions <br />and premiums as they fall due, Trustor shall pay to Beneficiary <br />any amount necessary to make up the deficiency within thirty <br />days from the date notice is mailed by Beneficiary to Trustor <br />requesting payment thereof. <br />The right is hereby reserved by tite Beneficiary to =naxe <br />partial releases or releases of tite mortgaged premises wi thoue. <br />L notice or the consent, approval or agreement of otiler patties <br />in interest, including junior lienors, which partial. ?- e]ease <br />or releases shall not impair in any manner the yliiciiry or- <br />priority of this Deed of Trust on the subiec• l.,- ;n:-.;; <br />nor, release the Truster from porsona.i - <br />ness hereby secured. iu debt ,i- <br />�i <br />
