Stat. 76 -201): A Parcel of land situated in the Southwest Quarter (SW}) of Section 5, Township 9 North, Range 9 West of the 6th P.M., Hall County, Nebraska, more particularly described as follows: Commencing at the south quarter corner of said Section 5; thence westerly, along the south line of said Section 5, 10.0 feet; thence northerly, parallel with the north -south centerline of said Section 5, 420.0 feet to a point on the easterly prolongation of the north right - of -way line of Plum Street, said point also being the True Point of Beginning; thence continuing northerly, parallel with said north -south centerline, 580.0 feet to the northeast corner of Parcel 1, as conveyed by Union Pacific Railroad Company to Union Pacific Land Resources Corporation by Quitclaim Deed dated April 1, 1971 and recorded in the records of said county; thence westerly along the northerly line of said conveyed parcel, 170.0 feet to a point 20.0 feet easterly from the northwest corner of said conveyed parcel; thence southerly, parallel with said north -south centerline, 444.0 feet; thence easterly, parallel with said south line, 100.0 feet; thence southerly, parallel with said north -south centerline, 136.0 feet to a point on said easterly prolongation of the north right -of -way line of Plum Street; thence easterly, along said easterly prolongation and parallel with said south line, 70.0 feet to the True Point of Beginning. GRANTOR covenants with GRANTEE that GRANTOR: (1) is lawfully seised of such real estate and that it is free from encumbrances except for covenants, restrictions and easements of record; (2) has legal power and lawful authority to convey the same; (3) warrants and will defend title to the real estate against the lawful claims of all persons.
