86- 103514 <br />,!, <br />necessary and proper. Lessee may remodel, repair or improve <br />said broadcasting transmitter tower system, as Lessee deems <br />necessary and proper. Lessee also has authority to use <br />premises as it sees fit in the purse t of its customary broad- <br />casting business activities, and to dig, build and erect <br />installations on said premises as it deems fit in the further- <br />ance of its legitimate broadcasting business endeavors. It is <br />also hereby expressly agreed that the Lessee shall have no <br />authority, express or implied, to create any lien, charge or <br />encumbrance upon the described premises, or the improvements <br />thereon, or upon the estate of the Lessee in the same, nor <br />shall they suffer the demised premises, or the estate and <br />interest of the Lessor in the same at any time during said <br />term to become subject to any lien, charge or encumbrance <br />whatsoever, and it shall indemnify and keep i.,demnified the <br />Lessor against all such lit-ins. <br />3. Title to structures, equipment, fixtures, supplies <br />and personal property shall, during the term of the Lease, <br />remain in and be the property of the Lessee, and Lessee shall <br />have the exclusive right to repair and remodel the same at any <br />time.
