86- 103283. <br />Tenant of Lot 2 which shall keep the Lease on Lot 2 in full <br />force and effect; provided the Landlord has secured the <br />written permission from both the Owner of Lot 2 and the <br />Owner of Lot 3 to demolish the Parking Garage; or <br />Option (c) terminate the Lease on _Lot 2 but not Lot 1 and <br />pay to the Tenant of Lot 2 the "Damages" as defined in <br />Section 14.1, Option (b). <br />ARTICLE XVI <br />CONDEMNATION <br />The term of this Lease shall terminate as to the portion of <br />a Lot taken or condemned by any authority under power of eminent <br />domain or transferred by the Owner of the Lot by agreement with <br />such authority under threat of condemnation, with or without any <br />condemnation action being instituted, as of the date such author- <br />ity requests possession of such portion of a Lot. Tenant shall <br />not be entitled to any compensation, allowance, claim or offset <br />of any kind against the Owner of the Lot as damages or otherwise <br />under this Lease, by reason of being deprived of the Lot or by <br />the termination of this Lease, if Tenant receives a separate <br />award in an amount equal to or greater than the unamortized cost <br />of any prepaid Rent, Extraordinary Expenses or Tenant's Improve- <br />ments with such costs amortized over the Term of this Lease <br />assuming a Termination Date of June 1, 2052. <br />ARTICLE XVII <br />DEFAULT AND REMEDIES <br />Section 17.1.
