r <br />86-- 103283 <br />Section 3.1.4. Quiet Enjoyment. Upon a Tenant's payment of <br />Rent and the other expenses provided in this Lease and observing <br />and performing all of the terms, covenants and conditions to be <br />observed and performed by that Tenant hereunder, the Tenant shall <br />have quiet enjoyment and possession of its respective Lot for the <br />Term hereof, subject to all of the provisions of this Lease. <br />Section 3.1.5. General Plan. Landlord deems it desirable <br />to impose a general plan of easements, covenants, conditions, <br />reservations and restrictions to provide for the foregoing. <br />Section 3.2. Declaration. In order to effectuate the <br />foregoing, Landlord, does hereby certify and declare that it does <br />hereby establish the covenants, conditions, restrictions, ease- <br />ments, and reservations hereinafter contained for the protection, <br />maintenance, improvement and development of the Parking Garage <br />and Parking Lot. These covenants, conditions, restrictions, <br />easements and reservations shall run with the Parking Garage and <br />Parking Lot and each Lot or portion thereof until the Termination <br />Date and shall be binding upon all persons having or acquiring <br />any right, title or interest in the Parking Garage and Parking <br />Lot and each Lot or any portion thereof, shall inure to the bene- <br />fit of and bind each Owner thereof and their respective tenants <br />and successors in interest and are imposed upon the Parking <br />Garage and Parking Lot and each and every Lot as a covenant run- <br />ning with the land in favor of the Lot(s) intended to be bene- <br />fited thereby until the Termination Date. <br />Section 3.3.
