Lepin; DOUBLE EAGLE, INC., ;a Nebraska <br />Corporation, and LEPIN FARM ACCOUNT, a Joint Venture, herein <br />called the Grantors, for and in consideration of the sum of ONE <br />HUNDRED SIXTY -FIVE THOUSAND AND NO. /100 DOLLARS ( ;165,000.00) <br />received from Grantee, do grant, bargain, sell, convey and <br />confirm unto GERALD JONES, herein called the Grantee, the fol- <br />lowing- described real estate in Hall County, Nebraska: <br />The Northwest Quarter (NWI) of Section Twenty -Four <br />(24), in Township Nine (9) North, Range Ten (10) West <br />of the 6th P.M., Hall County, Nebraska, excepting <br />therefrom the following described tract of land: A <br />tract of land comprising a part of the Northwest <br />Quarter (NWI) of Section Twenty -Four (24), Township <br />Nine (9) North, Range Ten (10) West of the 6th P.M., <br />Hall County, Nebraska, more particularly described as <br />follows: Beginning at a point on the North line of <br />said Northwest Quarter (NWI), said point being 342.00 <br />feet West of the Northeast corner of said Northwest <br />Quarter (NWO ; thence running southerly, parallel to <br />the East line of said Northwest Quarter (NW;) a <br />distance of 245.00 feet; thence running westerly <br />parallel to the North line of said Northwest Quarter <br />(NW}) a distance of 230.00 feet; thence running <br />northerly, parallel to the East line of said Northwest <br />Ouarter (NWV a distance of 245.00 feet to a point on <br />the North line of said Northwest Quarter (NWI); thence <br />running easterly along the North line of said Northwest <br />Quarter (NW}) a distance of 230.00 feet to the point of <br />beginning and containing 1.29 acres more or less. <br />TO HAVE AND TO HOLD the premises above described, together <br />with all the tenements, hereditanents and appurtenances thereunto <br />belonging, unto the said Grantee and to Grantee's heirs and <br />assigns forever. And Grantors hereby covenant with the said <br />Grantee and with Grantee's heirs and assigns, that Grantors are <br />lawfully seized of said premises, that they are free from <br />encumbrance and that Grantors have good right and lawful <br />authority to sell the same; and Grantors hereby covenant to <br />warrant and defend the title to said premises against the lawful <br />claims of all persons whomsoever.
