<br />does hereby grant, bargain, sell, convey and confirm unto FIRST FEDERAL
<br />SAVINGS AND LOAN ASSOCIATION OF LINCOLN, a United' States Corporation.,
<br />herein called the GRANTEE, the -following described real estate in
<br />Hall. County, Nebraska:

<br />TO HAVE AND TO HOLD the above - described premises together
<br />with all tenements, hereditaments and appurtenances thereto belonging
<br />unto the Grantee, and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with the Grantee and with the
<br />Grantee's successors and assigns:
<br />(1) That David D. Mennenga and Janice R. "Mennenga, Trusters,
<br />failed to pay the Beneficiary payments which were contractually due,
<br />and the Grantor, at the request of the Beneficiary, Elected to declare
<br />the entire unpaid principal_ balance, together with interest thereon,
<br />at once immediately due and payable;
<br />(2) That a Notice of r)efaui t was r i led by Grantor on February
<br />18, 1986, in Document No. 86- 100766 of the Miscellaneous Records in
<br />the Register. of Deed's office of [fall. County, Nebraska. A copy of the
<br />?notice of Default was served upon David and Janice R,.
<br />Mennenga by certified mail, postage prepa;,i can February 20, 1986.
<br />(3) That Trustors, David D. Mennenga and Janice R. Mennenga,
<br />failed to cure the default referenced in the Notice_ of Default within
<br />30 days after the service of the Notice. of Default;
<br />(4) That a Notice of Trustee's Sale was filed and a copy of
<br />the Notice of Trustee's Sale was served upon David D. Mennenga and
<br />Janice R. Mennenga, by certified mail., postage prepaid on March 28,
<br />1986.
<br />(5} Grantor published Notice Of Trustee's Sale, to be held
<br />on Friday, the 16th day of may, 1986, . at 10 o'clock a.m., at Grand
<br />Island, Hall County, Nebraska, which "?otic.e was publisher.: in Grand
<br />Island Independent, Hall County, Nebraska, onee, a week for five (5)
<br />consecutive weeks, commencing can March 28, 1986, and ending on April
<br />22, 1.986. The last publication of Notice was at least ten (10) clays
<br />prior to the Trustee's Sale, and said sale was not later than thirty
<br />(30) days after the last publication of %, otiose.
