SAMUELSON, husband and <br />wife, each in his own right and as spouse of the other, herein <br />called the Grantors, in consideration, of FIFTY THOUSAND AND <br />N01100 DOLLARS ( ;50,000.00) received from Grantees, do grant, <br />bargain, sell, convey and confirm unto ANTHONY W. BUDLER and <br />DIANA LYNN BUDLER, husband and wife, as joint tenants with right <br />of survivorship and not as tenants in common, herein called the <br />Grantees, the following- described real estate in Hall County, <br />Nebraska: <br />A tract of land comprising a part of the <br />Northwest Quarter (NW}) of Section Twenty - <br />Four (24), Township Nine (9) North, Range Ten <br />(10) West of the 6th P.M., Hall County, <br />Nebraska, more particularly described as <br />follows: Beginning at a point on the North <br />line of said Northwest Quarter (NW}), said <br />point being 342.00 feet West of the Northeast <br />corner of said Northwest Quarter (NW}); <br />thence running southerly, parallel to the <br />East line of said Northwest Quarter (NW}) a <br />distance of 245.00 feet; thence running <br />westerly parallel to the North line of said <br />Northwest Quarter (NWJ) a distance of 230.00 <br />feet; thence running northerly, parallel to <br />the East line of said Northwest Quarter (NW3) <br />a distance of 245.00 feet to a point on the <br />North line of said Northwest Quarter (NW}); <br />thence running easterly along the north line <br />of said Northwest Quarter (NW}) a distance of <br />230.00 feet to the point of beginning and <br />containing 1.29 acres more or less. <br />TO HAVE AND TO HOLD the above- described premises together <br />with all tenements, hereditaments and appurtenances thereto <br />belonging, unto the Grantees and to their assigns, or to the <br />heirs and assigns of the survivor of them forever. <br />Grantors do hereby covenant with the Grantees that Grantors <br />are lawfully seized of said premises; that they are free from <br />encumbrance; that they are conveyed subject to covenants, condi- <br />tions, restrictions, reservations and easements of record; that <br />Grantors have good right and lawful authority to convey the same; <br />and that Grantors warrant and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event <br />of the death of either of the Grantees, the entire fee simple <br />title to the real estate shall vest in the surviving Grantee. <br />Dated 7� �( c� 1986. <br />Robert J.
