r <br />A <br />86._ 141321 <br />WARRANTY DEED <br />Florence Placke, widow of Gerhard Placke, Deceased, now a single person, <br />and mother of the Grantees, GRANTOR, in consideration of Love and Affection <br />received from GRANTEES, James A. Placke and Jean E. Placke, children of the <br />Grantor, in equal shares, and as tenants in common, conveys to GRANTEES all the <br />Grantor's undivided interest in the following described real estate (as defined <br />in Neb. Rev. Stat. 76 -201): <br />The Southwest Quarter and the South Half of the Southeast Quarter of Section <br />5, Township 12, North of Range 9, West of th_ 5th Principal Meridian, in <br />Hall County, Nebraska, (except a strip of land 40 feet wide lying over and <br />across the easterly part of the South Half of the Southeast Quarter of <br />Section 5, containing 0.205 acres, more or less, released for highway <br />purposes) excepting and reserving one -half of all oil, gas and mineral <br />rights therein, which are expressly reserved and retained by the grantor. <br />GRANTOR convenants with GRANTEES that GRANTOR: <br />(1) is lawfully seised of her undivided interest in such real estate <br />and that it is free from encumbrances; <br />(2) has legal power and lawful authority to convey the same; <br />(3) warrants and will defend title to the real estate against the <br />lawful claims of all persons. <br />(4) It is the expressed intention of the Grantor and Grantees that in <br />addition to conveying all the Grantor's undivided interest in said <br />real estate, she has conveyed and released to the Grantees her life <br />estate in one -half interest of an undivided one -half interest in <br />said real estate, with the remainder over to the Grantees herein, in <br />equal shares, all of which is specifically set out in one certain <br />Deed of Distribution By Jean E.
