SG-- 101119 <br />WARRANTY DEED <br />KNOW ALL MEN BY THESE PRESENTS: That BEULAH C. ROSS, a <br />widow, herein called the Grantor, in consideration of One <br />Thousand Six H --- ---- - - - - -- <br />received from Grantee, hereby grants, bargains, sells, conveys, <br />and confirms unto the <br />CITY OF GRAND ISLAND, NEBRASKA, <br />a municipal corporation in Hall County, State of Nebraska, herein <br />called the Grantee, the following described real property located <br />in the Northwest Quarter of the Southeast Quarter (NW 1/4 SE 1/4) <br />of Section Eleven (11), Township Eleven (11) North, Range Ten (10) <br />West of the 6th P.M., Hall County, Nebraska, more particularly <br />described as follows: <br />Beginning at the Southeast corner of Lot. 8 of Western <br />Heights Third Subdivision; thence running northerly along <br />the East line of Western Heights Third Subdivision for a <br />distance of eight hundred two and ninety -seven hundredths; <br />thence running easterly along a line perpendicular to the <br />East line of Western Heights Third Subdivision for a <br />distance of twenty (20) feet; thence running southerly along <br />a line parallel to the East line of Western Heights Third <br />Subdivision for a distance of eight hundred two and ninety - <br />seven hundredths; thence running westerly a distance of <br />twenty (20) feet to the point of beginning, said tract <br />containing 16,059 square feet (0.369 acre), more or less, as <br />shown on the plat :narked Exhibit "A ", dated 2/4/85, attached <br />hereto and incorporated herein by reference; <br />To have and to hold the above described premises together <br />with all tenements, hereditaments and appurtenances thereto <br />belonging unto the Grantee and to Grantee's .successors and <br />assigns forever. <br />And the Grantor hereby covenants with the Grantee and with <br />Grantee's successors and assigns that Grantor is lawfully seised <br />of said premises; that it is free from encumbrance except ease- <br />ments of record and visible easements; that Grantor has good <br />right and lawful authority to convey the same; and that Grantor <br />warrants and will defend the title to said premises against the <br />lawful claims of all persons whomsoever. <br />Dated <br />� a NEgRA KA Dt)CU A E dTARY <br />TAX 4 <br />! p nn <br />5 <br />BEULAH C.
