<br />KNOW ALL MEN BY THESE PRESENTS: That Timonthy L. Wichert and Renita R.
<br />Wichert, husband and wife, (Mortgagors) of Hall County, and State of
<br />Nebraska, in consideration of the sum of Fifteen Thousand Seven Hundred
<br />Nineteen and 58/100 Dollars ($15,719.58) in hand paid, do hereby SELL
<br />and CONVEY unto Burke Pharmacy, Inc. (Mortgagee) of Hall County, and State
<br />of Nebraska, the following described premises situated in Hall County,

<br />DISTANCE THEREFROM FOR A DISTANCE OF ONE HUNDRED TWENTY -SIX (126)
<br />FEET; THENCE RUNNING SOUTHWESTERLY ON A LINE PARALLEL WITH THE SOUTH -
<br />ERLY LINE OF DEL MONTE AVENUE FOR A DISTANCE OF EIGHTY -EIGHT (88)
<br />FEET; THENCE RUNNING NORTHWESTERLY ON A LINE PARALLEL WITH THE SOUTH-
<br />WESTERLY LOT LINE OF SAID LOT ONE (1), BLOCK FIVE (5), BEL -AIR ADDITION
<br />AND TWO HUNDRED SIXTY -FOUR (264) FEET DISTANCE THEREFROM, FOR A
<br />DISTANCE OF ONE HUNDRED TWENTY -SIX (126) FEET TO THE SOUTHERLY LINE
<br />OF DEL MONTE AVENUE; THENCE RUNNING NORTHEASTERLY ON AND UPON THE
<br />SOUTHERLY LINE OF DEL MONTE AVENUE FOR A DISTANCE OF EIGHTY -EIGHT (88)
<br />FEET TO THE POINT OF BEGINNING.
<br />The intention being to convey hereby an absolute title in fee simple
<br />including all the rights of homestead and dower.
<br />TO HAVE AND TO HOLD the premises above described, with all the
<br />appurtenances thereunto belonging unto the said mortgagee and to its
<br />assigns, forever, provided always, and these presents are upon the
<br />express condition that if the aforesaid mortgagors shall pay or cause to
<br />be paid to the said mortgagee, its assigns, the sum of Fifteen Thousand
<br />Seven Hundred Nineteen and 58/100 Dollars ($15,719.58), payable as
<br />follows, to -wit: $15,719.58 on the 30th day of June, 1985, with interest
<br />thereon at 10 percent per annum, payable annually all according to the
<br />tenor and effect of a certain promissory note of said Timothy L. Wichert
<br />dated June 30, 1985, then these presents to be void, otherwise to remain
<br />in full force and effect.
<br />A failure to pay any of said money, either principal or interest when
<br />the same becomes due, or a failure to comply with any of the foregoing
<br />agreements, shall cause the whole sum of money herein secured to become
<br />due and collectible at once at the option of the mortgagee.
