PEPPER and BEVERLY E. PEPPER, husband and wife, each in <br />his and her own right and as spouse of the other; TIMOTHY H. <br />PEPPER, a single person, and HAROLD PEPPER and EILENE I. PEPPER, <br />husband and wife, each in his and her own right and as spouse of <br />the other, herein called the Grantors, in consideration of ONE <br />HUNDRED FORTY -FIVE THOUSAND AND N01100 DOLLARS ($145,000.00) <br />received from Grantees, do grant, bargain, sell, convey and <br />confirm unto ROBERT GLEN WENZL and REBURTA RAE WENZL, husband and <br />wife, as joint tenants with right of survivorship and not as <br />tenants in common, herein called the Grantees, the <br />following- described real estate in Hall County, Nebraska: <br />The Northwest Quarter (NW}) of Section <br />Twenty -Nine (29), Township Twelve (12) North, <br />Range Nine (9) West of the Sixth (6th) <br />Principal Meridian, Hall County, Nebraska; <br />and <br />Lot One (1) of Section Thirty (30), Township <br />Twelve (12) North, Range Nine (9) West of the <br />Sixth (6th) Principal Meridian in Hall <br />County, Nebraska, Excepting therefrom a tract <br />of land deeded to Kansas - Nebraska Natural Gas <br />Company, Inc. in Correction Warranty Deed <br />recorded in Book 164, Page 512, in the Hall <br />County Register of Deeds Office. <br />TO HAVE AND TO HOLD the above - described premises together <br />with all tenements, hereditaments and appurtenances thereto <br />belonging, unto the Grantees and to their assigns, or to the <br />heirs and assigns of the survivor of them forever. <br />Grantors do hereby covenant with the Grantees that Grantors <br />are lawfully seized of said premises; that they are free from <br />encumbrance; that they are conveyed subject to covenants, <br />conditions, restrictions, reservations and easements of record; <br />that Grantors have good right and lawful authority to convey the <br />same; and that Grantors warrant and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event <br />of the death of either of the Grantees, the entire fee simple <br />title to the real estate shall vest in the surviving Grantee. <br />Dated November 20 , 1987. <br />Virg' is Sander <br />s. <br />Beverly E Pepper —' <br />EiElen I.
