MORTGAGE ADDENDUM 87-- 108913 <br />The following are addenda to the Mortgage. Please check the applicable addendum. The addendum checked shall be incorporated into, <br />and recorded with, the Mortgage. The term "Mortgage" shall be deemed to include "Deed of Trust." if applicable. <br />FHA ADDENDUM <br />As long as the Mortgage is held by the Nebraska Investment Finance Authority, the Lender may declare all sums secured by the Mortgage <br />to be immediately due and payable if: <br />(a) all or part of the Property is sold or otherwise transferred (other than by devise, descent or operation of law) by Borrower to a <br />purchaser or other transferee: <br />(i) who cannot reasonably be expected to occupy the property as a principal residence within a reasonable time after the <br />sale or transfer, all as provided in Section 103A(d) and Qx2) of the Internal Revenue Code; or <br />(ii) who has had a present ownership interest in a principal residence during any part of the three-year period ending on the <br />date of the sale or transfer, all as provided in Section 103(A)(e) and QK2) of the Internal Revenue Code (except that the <br />language "100%" shall be substituted for "90% or more" where the latter appears in Section 103A(e)(1); or <br />(iii) at an acquisition cost which is greater than 110% of the average area purchase price (greater than 1200 /o for targeted area <br />residences), all as provided in Section 103A4(0 and OH2) of the Internal Revenue Code; or <br />(iv) who has an income in excess of that established by the Nebraska Investment Finance Authority under its applicable regula- <br />tions or program guidelines in effect on the date of the sale or transfer; or <br />(b) Borrower fails to occupy the property described in the Mortgage without Lender's prior written consent; or <br />(c) Borrower omits or misrepresents a material fact in an application for the Mortgage. <br />References are to the Internal Revenue Code in effect on the date of execution of the mortgage and are deemed to include the implemen- <br />ting regulations. <br />VA MORTGAGE ADDENDUM <br />If, so long as the Mortgage is held by the Nebraska Investment Finance Authority, all or any part of the property is sold or transferred <br />by Borrower without Lender's prior written consent, other than a transfer by devise, descent or by operation of law, the Lender may, at <br />Lender's option, declare all the sums secured by the Mortgage to be immediately due and payable. <br />X CONVENTIONAL MORTGAGE ADDENDUM <br />As long as the Mortgage is held by the Nebraska Investment Finance Authority, the Lender may, at Lender's option, declare all sums <br />secured by the Mortgage to be immediately due and payable if Borrower omits or misrepresents a fact in an application for the Mortgage, <br />including, without limitation, anything contained in the Mortgagor's Affidavit and Certification executed by Borrower in conjunction with <br />the Mortgage. <br />By signing below, the Borrower accepts and agrees to the terms contained in this Addendum. <br />Dated' BORROWER arin e ers <br />7 � <br />November 30 19 87 r y <br />BORROWER —gran a e ­5 <br />STATE OF NEBRASKA <br />COUNTY OF <br />Hall SS: <br />The foregoing instrument was acknowledged before me on .
