Duff, Deceased, GRANTOR, conveys and releases to Orville K. <br />Duff, GRANTEE, the following described real estate (as defined in <br />Neb. Rev. Stat. 76 -201): <br />One -half interest in and to that property located in the <br />Northwest Quarter of the Northwest Quarter (NW #NW}) of <br />Section Twenty -three (2), Township Eleven (11) North, Range <br />Nine (9) West of the 6th P.M., Hall County, Nebraska, more <br />particularly described as follows: Beginning at a point on <br />the West line of said NW}, said point being 500 feet South <br />of the Northwest corner of said NW}; thence deflecting left <br />90 000 and running Easterly a distance of 183 feet; thence <br />deflecting right and running Southerly and parallel to the <br />West line of said NW} a distance of 376.1 feet; thence <br />deflecting right 90 000 and running Westerly 183 feet to a <br />point on the West line of said NWJ; thence deflecting right <br />90 000 and running Northerly along the West line of said NW} <br />a distance of 376.1 feet to the point of beginning and <br />containing 1.58 acres, more or less, which tract of real <br />property is described by metes and bounds in the plat of <br />survey as certified to by Edwin D. Benjamin, Registered <br />Engineer, on July 2, 1957, and as filed for record in the <br />Office of the Register of Deeds of Hall County, Nebraska, on <br />September 26, 1957, in Book 122, Page 301 of deed records, <br />subject to covenants, easements and restrictions of record. <br />GRANTOR has determined that the GRANTEE is the person entitled to <br />distribution of the real estate from said estate.
