SURVIVORSHIP WARRANTY DEED 87 -- 106024 <br />HOWARD G. 'FAKES and GLADYS A. FAKES, husband and wife, <br />each in his and her own right and as spouse of the other, <br />herein called the Grantors in consideration of THIRTY -FIVE <br />THOUSAND AND NO 1100 DOLLARS ($35,000.00) received from <br />Grantees do grant, bargain, sell, convey and confirm unto <br />STEWART PASCOE and KAREN PASCOE, husband and wife, as joint <br />tenants with right of survivorship and not as tenants in <br />common, herein called the Grantees, the following described <br />real estate in Hall County, Nebraska: <br />The East One -third (El /3) of Lot Six (6), <br />Block Fifty -five (55), in the Original <br />Town, now City of Grand Island, Hall <br />County, Nebraska <br />TO HAVE AND TO HOLD the above described premises <br />together with all tenements, hereditaments and appurtenances <br />thereto belonging unto the Grantees and to their assigns, or <br />to the heirs and assigns of the survivor of them forever. <br />And Grantors do hereby covenant with the Grantees that <br />Grantors are lawfully seized of said premises; that they are <br />free from encumbrance, except easements and party wall <br />agreements of record; that Grantors have good right and <br />lawful authority to convey the same; and that Grantors <br />warrant and will defend the title to said premises against <br />the lawful claims of all persons whomsoever, but without <br />warranty of condition, the property being accepted "as is, <br />with all faults" by Grantees. <br />It is the intention of all parties hereto that in the <br />event of the death of either of the Grantees, the entire fee <br />simple title to the real estate shall vest in the surviving <br />Grantee. <br />Dated this day of October, 1987. <br />Howard G.
