Glendall W. Thomas and Betty A. Thomas, Husband and Wife , Grantor, whether one or more, <br />in consideration of Ten Dollars and Other Valuable Considerations <br />, receipt of which is hereby acknowledged, conveys to <br />LeRoy G. Budd and Constance L. Budd, Husband and Wife , Grantee, <br />the following described real estate (as defined in Neb. Rev. Stat, 0 76 -201) in <br />Hall County, Nebraska: <br />Parcel 1: The North Half of the Southeast Quarter N 1/2 SE 1/4) of Section One (1), <br />Township Ten (10) North, Range Twelve (12), West of the 6th P.M., Hall County, Nebraska. <br />Parcel 2: The South Half of the Southeast Quarter (S 1/2 SE 1/4) of Section One (1), <br />Township Ten (10), North, Range Twelve (12) West of the 6th P.M., except for certain <br />tracts conveyed by Warranty Deed recorded in Book 163, Page 663, in Book 78, Page 311, <br />in Book 78, Page 269, in Book 100, Page 409 and by condemnation recorded in Book 3, <br />Page 341. <br />AND <br />Excepting a tract described as follows: Commencing at the Southeast corner of said SE <br />1/4, running thence along and upon the East line of said Quarter Section a distance of <br />360 feet, thence proceeding West along and upon a line parallel to the North line of the` <br />SE 1/4 a distance of 240 feet, thence proceeding South along and upon a line parallel tokt <br />East line of the SE 1/4 a distance of 360 feet, thence proceeding East along and upon <br />the South line of the SE 1/4 a distance of 240 feet to the place of beginning. <br />Grantor covenants ( jointly and severally, if more than one) with the Grantee that Grantor: <br />( 1) is lawfully seised of such real estate and that it is free from encumbrances <br />(2) has legal power and lawful authority to convey the same: <br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons. <br />Executed: .........1. <br />GG .:.....
