that all other owners may file collateral claims with the <br />condemning authority, over and above the value of the land <br />within the common Areas so taken, to the extent of any damage <br />suffered by the Sites of such other owners resulting from the <br />severance of the appurtenant Common Areas so condemned or <br />00 taken. The owner of the Common Areas so condemned or taken <br />M <br />b� <br />shall promptly repair and restore the remaining portion of the <br />4 <br />common Areas awned by such owner as near as practicable to the <br />W <br />1 condition of same immediately prior to such condemnation or <br />taking and without contribution from any other owner. Nothing <br />contained herein shall require any owner to construct other than <br />a ground-level parking lot. If any buildings or other . <br />improvements an a Site are condemned or taken, then the <br />resulting award shall first be made available and used for <br />repair and reconstruction of such buildings or other improve - <br />ments, and the same shall promptly be repaired and reconstructed <br />as near as practicable to the condition of same immediately <br />prior to such condemnation or taking and any amounts of the <br />award not needed for the repair and replacement that can be <br />reasonably made shall be retained and be the sole property of <br />the owner of the land, building or improvement taken. <br />ARTICLE X <br />Duration and Termination <br />10.01.
