<br />TRUSTEW S DEED
<br />SNOW ALL MEN BY THESE PRESENTS:
<br />That a Deed of Trust was made and entered into on or about
<br />June 20, 1983, by and between Michael L. Dickinson and Rosemary
<br />A. Dickinson, husband and wife, Trustors, and Commercial Federal
<br />Savings and Loan Association, Beneficiary, wherein Commercial
<br />Savings and Loan Association was named Trustee. This Deed of
<br />Trust was recorded June 21, 1983, in Document No. 83- 003164, in
<br />the Records of the Register of Deeds of Hall County, Nebraska.
<br />Hereinafter the Trustee, 'Commercial Federal Savings and Loan
<br />Association, will be referred to as GRANTOR.
<br />The GRANTOR in consideration of Fifty Six Thousand Nine
<br />Hundred and Seventy Seven Dollars and No Cents ($56,977.00), and
<br />other valuable consideration received from Commercial Federal
<br />Savings and Loan Association, hereinafter GRANTEE does hereby
<br />grant, bargain, sell, convey and confirm unto GRANTEE, the
<br />following described real property in Hall County, Nebraska:
<br />Lot Seven (7) in Block Two (2) Koehler Place in the
<br />City of Grand Island, Hall County, Nebraska.
<br />To have and to hold the above - described premises together
<br />with all tenements, herediments and appurtenances thereto
<br />belonging unto the GRANTEE, and to GRANTEE'S successors and
<br />assigns forever.
<br />GRANTOR does hereby covenant with the GRANTEE and with the
<br />GRANTEE'S successors and assigns:
<br />(1) That Michael L. Dickinson and Rosemary A. Dickinson,
<br />Trustors, failed to pay the Beneficiary payments which were
<br />contractually due, and the GRANTOR, at the request of the
<br />Beneficiary, elected to declare the entire unpaid principal
<br />bAlance, together with interest thereon, at once immediately due
<br />and payable.
<br />(2) That a Notice of Default was recorded by GRANTOR on the
<br />24th day of March, 1987, in Document 87- 101580, in the records of
<br />the Register of Deeds, Hall County, Nebraska. A copy of the
<br />Notice of Default was served upon:

<br />by certified mail, return receipt requested, postage prepaid, on
<br />April 2, 1987.
<br />(3) That Trustors, Michael L. Dickinson and Rosemary A.
<br />Dickinson, failed to cure the default referenced in the Notice of
<br />Default within 30 days after the recording of the Notice of
<br />Default.
<br />(4) That a Notice of Trustee's Sale was recorded by GRANTOR
<br />on June 11, 1987, in Document No. 87- 103422 in the records of the
<br />Register of Deeds, Hall County, Nebraska. A copy of the Notice
<br />of Trustee's Sale was served upon:
