3879V sp &G DRAFT 08/13/87 87-- 105311 Leasehold Attachment A (a) The leasehold estate created pursuant to that certain Lease described in Exhibit "A" attached hereto and made a part hereof with respect to the land described in said Exhibit "A" (the "Premises "), and all rights of Mortgagor with respect thereto, including without limitation: (i) all rights of possession or use of the Premises; (ii) any option or right of first refusal, whether written or oral, now owned or hereafter acquired by Mortgagor, to purchase or otherwise acquire the fee simple title or any other estate, title or interest in or to the Premises or any improvements thereon; (iii) any and all deposits of cash, securities, credits or other property which may be held at any time and from time to time by the Lessor to secure the performance of the covenants, conditions and agreements contained in the Lease; (iv) any right of Mortgagor to agree to or acquiesce in any rejection or termination of the Lease, whether made with respect to any election under section 365(h) of the federal Bankruptcy Code of 1978 (or any amended or successor provision) or under any similar law or right of any nature, or otherwise; and (v) all rights, privileges and prerogatives of Mortgagor to terminate, cancel, modify, change, supplement, alter, amend or renew the Lease; (b) All and singular the Mortgagor's interest in the tenements, easements, appurtenances, passages (and all waters, water courses and riparian rights of Mortgagor, if any), pipes, conduits, electrical and other utility lines, other rights, liberties and privileges thereof or in any way now or hereafter appurtaining to the Premises, including any other claim at law or in equity as well as any after acquired title, franchise or license and the reversion and reversions and remainder and remainders thereof, and all of the estate, right, title, claim or demand whatsoever of Mortgagor therein and in the streets, ways and areas adjacent thereto; (c) All right, title and interest of Mortgagor in and to any and all buildings and other improvements of every kind and description leased by or belonging to the Mortgagor now or hereafter erected or placed on the Premises or any part thereof, and all materials intended for construction, reconstruction, alteration and repairs of such improvements now or hereafter erected thereon, all of which materials shall be deemed to be included within the Property (as a R
