L <br />87- 105313 <br />-7- <br />with the sole right to collect and retain all unearned <br />premiums thereon, and apply them to the Secured Debt. <br />52.6. Alterations, Demolition, Etc. Except as <br />expressly permitted pursuant to the terms of Lease, no <br />building presently or hereafter constituting a portion <br />of the Property shall be removed or demolished without <br />the prior written consent of the Mortgagee. The <br />Mortgagor further covenants that it will not make, <br />authorize or permit to be made any changes or <br />alterations in or to any such building other than <br />changes and alterations (herein called "Permitted <br />Alterations ") of the character expressly permitted by <br />the provisions of the Lease and that all such permitted <br />alterations, if any, made, authorized or permitted to <br />be made by the Mortgagor shall be performed in the <br />manner and subject to all of the conditions set forth <br />in the Lease, and subject to the following further <br />conditions: (a) that no single change or alteration <br />shall be undertaken without the prior written consent <br />of the. Mortgagee, and (b) any bond, for the completion <br />or payment of any such - alteration, furnished to or for <br />the benefit of the Lessor under and pursuant to the <br />Lease, shall also name the Mortgagee as a party in <br />whose favor and for whose benefit such bond is issued, <br />or a similar bond shall be furnished to and for the <br />benefit of the Mortgagee. <br />52.7. Sale, Assignment or Mortgaging of Lease. <br />Except for this Mortgage and Permitted Encumbrances, <br />the Mortgagor will not place any mortgage on the Lease <br />without the prior written consent of the Mortgagee and <br />will not sell, assign, transfer, sublease or license <br />the Lease or the Property, except in the manner <br />permitted under the terms, covenants and conditions of <br />the Lease provided, however, that no such sale, <br />assignment, transfer, sublease or license shall be <br />effective, valid or binding as against the Mortgagee <br />unless the Mortgagee shall have given its prior written <br />consent and provided further that no sale, assignment <br />or transfer of the Lease shall release the Mortgagor <br />from performing the obligations of Lessee thereunder <br />without the prior written consent of the Mortgagee. <br />S2.8. Subleases. With respect to any sublease of <br />the Property permitted under the Lease or this Mortgage <br />( "Sublease "), the Mortgagor agrees to deposit security <br />deposits made by tenants of the Property in a security <br />deposit trust account or accounts maintained in a bank <br />or banks approved by the Mortgagee; such security <br />a <br />M <br />
