THIBODEAU, husband and wife, <br />each in his and her own right, and as spouse of the other, herein <br />called the Grantors, in consideration of FORTY -FIVE THOUSAND AND <br />N01100 DOLLARS (¢45,000.00) received from Grantees, do grant, <br />bargain, sell, convey and confirm unto FREDERICK C. ANDERSON and <br />MARY K. ANDERSON, husband and wife, as joint tenants with right <br />of survivorship and not as tenants in common, herein called the <br />Grantees, the following- described real estate in Hall County, <br />Nebraska: <br />Lot Eight (8), Sunset Second Subdivision, <br />Hall County, Nebraska. <br />TO HAVE AND TO HOLD the above- described premises together <br />with all tenements, hereditaments and appurtenances thereto <br />belonging, unto the Grantees and to their assigns, or to the <br />heirs and assigns of the survivor of them forever. <br />And Grantors do hereby covenant with the Grantees that <br />Grantors are lawfully seized of said premises; that they are free <br />from encumbrance, except for a Deed of Trust dated June 23, 1978, <br />and filed June 27, 1978, as Document No. 78- 003983 in the office <br />of the Hall County Register of Deeds, which Grantees assume and <br />agree to pay; that they are conveyed subject to covenants, <br />conditions, restrictions, reservations and easements of record; <br />that Grantors have good right and lawful authority to convey the <br />same; and that Grantors warrant and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event <br />of the death of either of the Grantees, the entire fee simple <br />title to the real estate shall vest in the surviving Grantee. <br />Dated egl 1987. <br />47 9:44 iedR.
