Page 3 of 3 pages 105026 <br />herein, Buyers agree that if Buyers become 60 days in arrears on any <br />of Buyers agreements herein, then upon notice by Seller, Buyers will <br />release back to Sellers the deed placed in etcrow herein. Failure of <br />Seller to exercise any optional remedy hereby specified at the time of <br />any default shall not operate as waiver of the right of Sellers to exer- <br />cise such optional remedy for the same or any subsequent default at any <br />time thereafter. <br />Commencing with any default the entire unpaid principal balance <br />shall thereafter bear interest at 15% (fifteen percent) per annum <br />until either such default is.remedied or the entire principal balance <br />with accrued interest has been paid, whichever occurs sooner. <br />(10) During the life of this agreement and until payment by Buyers of <br />all payments required hereunder, Buyers agree as follows: (a) To not <br />permit any foreclosure of mechanic's liens or materialmen's liens against <br />said premises. (b) To not abandon said premises. (d) To not permit <br />waste of the premises and improvements thereon. (d) To keep said improve - <br />ments on said premises insured in a reasonable amount reflecting the <br />fair market value, such insurance for the dwelling house to be not less <br />than $36,000.00 Seller shall be included as named insured on any such <br />policy as their interests may appear. Buyers agree to make such insurance <br />premium payments as are necessary to keep such insurance in full force <br />and effect at all times. <br />(11) The Buyers and Sellers both agree that at the completion of this <br />contract the Sellers shall be responsible for the amount of Revenue <br />Stamps that might be required to record the Warranty Deed at that time. <br />(12) The Buyers and Sellers respectfully bind their heirs, successors, <br />and assigns for the faithful performance of this agreement. <br />WITNESS our hands and seals the day and year above written. <br />gusan L.
