v <br />I <br />AGREEMENT FOR THE SALE OF REAL ESTATE <br />THIS AGREEMENT, made and entered into this —�� day of �� August, <br />1987, by and between SUSAN L. JEFFRES, a single woman, and LAURA J. <br />(JEFFRES) ZIMMERMAN, a married woman, hereinafter referred to as <br />"Sellers ", and RANDY AND BRENDA MARTIN, husband and wife, hereinafter <br />referred to as the "Buyers ". <br />WITNESSETHe That the Sellers hereby covenant and agree that if <br />the Buyers shall first make the payments and perform the covenants <br />hereinafter mentioned, on his or their parts to be made and performed, <br />the Sellers agree to furnish Buyers a good and sufficient Abstract of <br />Title, showing marketable title of record to the premises, hereinafter <br />described to the Sellers, and will convey and assure to the said Buyers, <br />in fee simple, clear of all encumbrances except for easements of <br />record, a good and sufficient Warranty Deed, the following piece and <br />parcel of ground, to wit, real estate commonly known as 724 W. John, �¢ <br />Grand Island, Nebraska, and more particularly described as aim PART OF k;g; <br />LOT FIFTEEN (15) OF THE COUNTY SUBDIVISION OF THE SOUTHERN HALF OF THEj�i0' <br />SOUTHEAST QUARTER (sisel) OF SECTION SIXTEEN (16), TOWNSHIP ELEVEN (11) <br />NORTH, RANGE NINE (9) WEST OF THE 6TH P.M. HALL COUNTY, NEBRASKA, together <br />with all appurtenenees thereunto, belonging and now thereon, including <br />all carpeting, drapery rods, tso -'(2) stoves and two (2) refrigerators, <br />for which the Buyers covenant and agree to pay the amount of THIRTY <br />SIX THOUSAND DOLLARS ($36,000) for said premises to the Sellers. <br />(1) The purchase price shall be paid in amounts as follows: <br />(a) The amount of TWO THOUSAND DOLLARS ($2,000) as down payment, <br />receipt of FIVE HUNDRED DOLLARS ($500) already acknowledged upon the <br />closing of this agreement and THREE (3) subsequent of FIVE HUNDRED <br />DOLLARS ($500) each due Sept. 13, 1987, dctmber 13, 1987 and Noveffi:her <br />13, 1987. These payments are to be made in addition to the Monthly <br />payment due on the first day of each month. <br />(b) The balance in the amount of THIRTY FOUR THOUSAND DOLLARS <br />($34,000) to be paid in monthly payments with the unpaid balance bearing <br />interest at 10% (ten percent) per annum, said monthly payments to <br />commence on October 1, 1987, and shell be in the amount of $328.11 as <br />represented by the attached amortization schedule. Said monthly pay- <br />ments shall be made with at a twenty year (20 year) payment schedule, <br />with the first payment due on October 1, 1987 and the remaining <br />balance due on or before September 1, 2007. <br />(c) All payments are payable to Seller Susan L. Jeffres at her <br />address of 2007 W. Division, Grand Island, NE 68803, or such other <br />place as the Sellers may designate in: writing. Time is of the sssence <br />of this agreement and if any payments of principal or interest are not <br />Paid when and where due and payable, Sellers, may, at their option, <br />elect to declare the entire principal balance forthwith due and payable, <br />and such entire unpaid principal balance shall bear interest at the date <br />of default of fifteen (15 %) percent per annum until such default is <br />remedied. It is further agreed by and between the parties hereto as <br />followse <br />(2) REAL ESTATE TAXESe (a) The Sellers shall pay all general taxes <br />for the year of 1986 and all prior years thereof, and the 1987 taxes <br />shall. be prorated between the parties, to the closing date, with <br />Sellers 'paying approxi.r:iately 8/12 of the same and the Buyers. to pay <br />approximately 4/12 of the same.
