<br />BROADWELL, INC., a Nebraska Corporation, Grantor, in
<br />[ consideration of Four Hundred Twelve Thousand Three Hundred

<br />Grantee, CITATION INVESTMENTS, an Arizona general partnership,
<br />conveys to Grantee, the following described real estate (as
<br />defined in Neb. Rev. Stat. 76 -201) together with all tenements, hereditaments
<br />and appurtenances thereto belonging:
<br />The West Half of the Northeast Quarter (W]/�NEI/4) of Section Eight
<br />(8), Township Nine (9), North, Range 12, West of the 6th P.M.,
<br />in Hall County, Nebraska; and the East Half of the Northwest
<br />Quarter (EI/2NW1/4) of Section Eight (8), Township Nine (9), North,
<br />Range 12, West of the 6th P.M., in Hall County, Nebraska,
<br />excepting therefrom a tract more particularly described as
<br />beginning at the Northwest corner of said Northeast Quarter of
<br />the Northwest Quarter (NE1/4NW1/4); thence Easterly along the North
<br />line of said Section Eight (8), a distance of Seven Hundred
<br />Ninety -nine and Twelve Hundredths (799.12) feet; thence
<br />deflecting right 90° O01 and running southerly a distance of
<br />Thirty -three (33) feet to a point of curvature; thence South-
<br />westerly along the arc of a curve whose radius isl,383.5 feet
<br />(the long chord of which deflects 44° 54' 40" right from the
<br />last described course, and has a length of 1,117.0 feet), an
<br />arc distance of One Thousand One Hundred Forty -six and Ninety-
<br />seven Hundredths (1,146.97) feet, to a point on the west line

<br />thence northerly along the west line of said Northeast Quarter

<br />in Hall County, Nebraska; and

<br />Hall County, Nebraska;
<br />Grantor covenants with Grantee that Grantor:
<br />(1) is lawfully seised of such real estate and
<br />that it is free from encumbrances except easements and
<br />restrictions of record
<br />(2) has legal power and lawful authority to convey
<br />the same:
<br />(3) warrants and will defend title to the real
<br />estate against the lawful claims of all persons.
