s7- 104579 <br />SPECIAL WARRANTY DEED <br />NORWEST HANK NEBRASKA, NATIONAL ASSOCIATION, GRANTOR, in consid- <br />eration of EIGHTY -SIX THOUSAND DOLLARS ($86,000.00) received from <br />GRANTER, DUANE RIEFLIN, conveys to GRANTEE, the following de- <br />scribed real estate (as defined in Neb. Rev. Stat. 76 -i01): <br />The Southwest Quarter (SW}) of Section Four (4), in Township <br />Nine (9) North, Range Nine (9) West of the 6th P.M., Hall <br />County, Nebraska, excepting therefrom a tract of land <br />bounded and described as follows: Beginning at the South- <br />west corner of said Quarter Section and running thence North <br />18 rods, thence East 12 rods, thence South 18 rods and <br />thence West 12 rods, to the place of beginning; ALSO, <br />excepting therefrom a tract of land bounded and described as <br />follows: Beginning at a point 40 rods ease of the Southwest <br />corner of said Quarter Section and running thence North 18 <br />rods, thence East 14 2/3 rods, thence South 18 rods and <br />thence West 14 2/3 rods to the place of beginning; AND also <br />excepting therefrom those portions thereof conveyed to the <br />State of Nebraska by Deed recorded in Book 77 at Page 356 in <br />the office of the Register of Deeds, Hall County, Nebraska, <br />together with all improvements and appurtenances thereon; <br />SUBJECT TO all covenants, restrictions and easements of record, <br />visible easements, power lines, and public highways and SUBJECT <br />TO all unpaid real estate taxes liens and encumbrances of record <br />in favor of any person or party other than the GRANTOR herein. <br />GRANTOR covenants with GRANTEE that GRANTOR: <br />(1) is lawfully seised of such real estate; <br />(2) has legal power and lawful authority to convey the <br />same; <br />(3) warrants and will defend title to the real estate <br />against the lawful claims of all persons claiming the <br />same or any part thereof through, by or under GRANTOR. <br />Executed August 6, 1987 <br />STATE OF NEBRASKA <br />SS: <br />COUNTY OF HALL <br />NORWEST BANK NEBRASKA, NATIONAL <br />ASSOCIATION, <br />BY <br />VI PRESID <br />V <br />The foregoing instrument was acknowledged before on August <br />6 , 1987, by Gary L.
