<br />running thence North 18 rods, thence East 12 rods, thence South
<br />18 rods and thence West 12 rods, to the place of beginning;
<br />ALSO, excepting therefrom a tract of land bounded and described
<br />as follows: Beginning at a point 40 rods east of the Southwest
