That your affiant is personally familiar with Jeanette D. Perkins and Francis J. Perkins. 3. That your affiant, from his own personal knowledge, knows that Jeanette D. Perkins and Francis J. Perkins, grantors, in a quitclaim deed dated May 1, 1981 and recorded as instrument #81- 002842 of the records of the Hall County Register of Deeds Office, were both single individuals and were not married to each other or to any other persons on that date and at that time. 4. Your affiant personally knows that neither Jeanette D. Perkins nor Francis J. Perkins were married at the time the aforementioned quitclaim deed was filed on June 2, 1981. 5. Your affiant is further aware, having reviewed the records of the Clerk of the District Court in and for Hall County, Nebraska, that the real estate described in the aforementioned quitclaim deed was quieted in Francis J. Perkins on July 21, 1980, and that Nebraska Title Standard No. 96 provides that the decree itself effects the conveyance of title to set aside real estate and that from and after July 21, 1980, the clear owner of the aforementioned property was Francis J.
