PURCHASE MONEY REAL ENSTATE MORTGAGE <br />Robert Gonderinger and Patricia Gonderinger, husband and <br />wife, MORTGAGORS, ?.n consideration of TWENTY THOUSAND DOLLARS <br />($20,000.00), mortgage to Chris H. Gjerloff and Helen E. <br />Gjerloff, husband and wife, as joint tenants and not as tenants <br />in common, MORTGAGEES, the following described real estate (as <br />defined in Section 76 -201 of the Revised Statutes of Nebraska, <br />1943), in Hall County, Nebraska: <br />Lot Six (6) in Block Twenty -one (21) of Schimmer's <br />Addition to the City of Grand island, Hal! County <br />Nebraska, as surveyed, platted and recorded. <br />This Mortgage is given to secure the payment of the <br />principal sum of TWENTY THOUSAND DOLLARS ($20,000.00) and <br />interest from June 1, 1987, at eight and one -half per cent (8.5 %) <br />per annum, payable in 180 consecutive monthly installments of ONE <br />HUNDRED NINETY -SIX AND 95/100 DOLLARS ($196.95) per month <br />(including principal and interest), payable without demand, <br />commencing on July 1, 1987, and on the first day of each month <br />thereafter for 179 consecutive months until the Mire unpaid <br />balance is paid in full, each monthly payment including principal <br />and interest for amortizing the payment of the indebtedness over <br />a period of 180 consecutive months until the entire indebtedness, <br />with interest, is paid in full. The Promissory Note provides <br />that time is of the essence of the Promissory Note and if default <br />is made in any monthly installment payment for a period of more <br />than thirty (30) days, the holder of the Promissory dote may. <br />without notice or demand, declare the entire principal sum then <br />unpaid, together with accrued interest thereon, immediately due <br />and payable. The Makers of the Promissory Note reserve the <br />right, commencing July 1, 1992. to prepay the unpaid balance of <br />the indebtedness on the vote on any monthly installment payment <br />date by payment of osse or more of the monthly installments of <br />principal, but any prepayment of principal on the *Tote by the <br />Makers shall not relieve the Makers from the payment of the next <br />monthly installment of principal and interest to be made after <br />the prepayment date. <br />Mortgagors agree to may all real estate taxes and special <br />assessments levied and assessed upon the real estate and to pay <br />all other taxes, levies and assessments levied upon this Mortgage <br />and the Promissory *cote which this Mortgage is given to secure <br />before payment is delinquent. If Mortgagors fail to pay the real <br />estate taxes or special assessments before delinquent, !Mortgagees <br />may pay the real estate taxes and special assessments, or pay any <br />other liens mortgagors per:ait to be made against the real estate, <br />and Mortgagees are given a lien secured by this Mortgage for the <br />Li <br />,.J <br />
