87-- 193092 <br />2. PARKING OF VEHICLES DEFINED. As used in this Easement, the <br />term "parking vehicles" means Grantee and Grantee's partners, <br />employees and business invitees have the right to park motor <br />vehicles of all kinds and descriptions on and upon the tract of <br />real estate described in Paragraph 1. <br />3. CONSTRUCTION AND MAINTENANCE OF PARKING AREA. Grantee shall <br />construct and maintain the parking area upon the tract of real <br />estate described in Paragraph 1 at Grantee's sole cost and <br />expense. The surface of the parking area may be constructed by <br />Grantee with asphalt or other hard - surface material. <br />4. EASEMENT TO RUN WITH THE LAND. This grant of easement shall <br />run with the land and shall be binding upon and inure to the <br />benefit of Grantor and Grantee and their respective successors <br />and assigns. <br />5. DURATION OF EASEMENT. This is a perpetual easement as to the <br />right of ingress and egress granted to Grantee under the terms of <br />this Easement. As to the grant of easement to Grantee for the <br />` <br />construction and maintenance of the parking area, the duration of <br />the easement is for a minimum of five (5) years from the date of <br />this Easement and thereafter Grantor and Grantee have the right <br />of termination of the Easement as to the construction and <br />maintenance of a parking area by Grantee upon giving ninety (90) <br />F <br />days' written notice of termination to the other party. <br />6. RIGHT OF INGRESS AND EGRESS. The right of ingress and egress <br />granted to Grantee by this Easement includes the right of ingress <br />and egress over and upon the easement area by Grantee's partners, <br />employees and business invitees. <br />Executed at Grand Island, Nebraska. <br />3 <br />
