87-- 102415 <br />7. Landscaping. The Subdividers agree to provide land- <br />scaping on Lots One (1) and Four (4) adjacent to U.S. Highway No. <br />30. Such landscaping on Lot One (1) shall, at minimum, be a lawn <br />area averaging thirty feet in width. Crushed rock or stone, <br />etc., shall not substitute for lawn area. Landscaping on Lot <br />Four (4) shall consist of screen tree planting such as Austrian <br />Pine at 12 foot centers, Colorado Spruce at 10 foot centers, <br />Upright Junipers at 6 foot centers, or an approved equal, along <br />said right -of -way. Landscaping shall be in place within two <br />years of City Council approval of the final plat for Lot Four <br />(4), and within two years of building construction and occupancy <br />for Lot One (1). Such landscaping shall be properly and <br />permanently :maintained after placement. <br />6. Warranty. The undersigned owners, as Subdividers, <br />warrant that they are the owners in fee simple of the land <br />described and proposed to be known as a WOLFE PLAZA SUBDIVISION, <br />and that an abstract of title will be submitted for examination, <br />if necessary, upon request of the City of Grand Island. <br />7. This agreement shall run with the land and shall be <br />binding upon and inure to the benefit of the parties hereto, <br />their successors, assigns, heirs, devisees, and legatees.
